Pricing your Dubai holiday home in Ramadan
The question a first-time host asks every winter: does the city empty out, do you cut your rate, and by how much. Updated 19 September 2026.
What the month actually does
Ramadan reshapes Dubai’s short-let demand more than any other date in the calendar. The working day shifts, guests arrive later, and the city’s evenings stay quiet for most of the month. Then Eid al-Fitr arrives and the pattern flips in three or four nights: families travel, and the city fills again. A flat rate across the month gets both halves wrong.
The dates, and why they move
The dates move every year, which is the part a spreadsheet cannot hold. Ramadan 2026 ran from 18 February to 19 March, confirmed by the UAE Moon Sighting Committee, with Eid al-Fitr from 19 to 22 March. For 2027 the published expectation is 8 February to 9 March, with Eid al-Fitr from 9 to 12 March — still subject to a one-day moon-sighting shift. The shape of the rate
The shape of the month, in our engine: hold nights at roughly a fifth below the listing’s usual rate through Ramadan, then lift the Eid nights by about a tenth. Around an anchor of AED 400 a night, that reads as AED 310 for most of the month and AED 450 across the Eid nights. What to defend, and what to ignore
Two practical notes. First, the nights worth defending are the Eid nights, not the Ramadan nights: they are few, and guests book them early. Second, hold your nerve in the middle of the month. A quiet week inside Ramadan is the month working, not your rate failing.
